When implementing a direct mailing campaign !


When implementing a direct mailing campaign research is the key to sucesses! Choose a ao with at least 1000 properties. Send out mailers to as many addresses as your budget will allow. Find out how many homes have sold in last six months; what they sold for. How many are selling and for what prices. Compute the average time a owner stays at property; target those addresses. Drive the neighborhood; and choose high traffic areas for sign placement to complement mail campaign.
Post cards are the only way to go; but if you do use letters I agree handwriting the addresses is a must without ending up in the dumpster.
 Direct mail campaigns are not a get a lead now strategy; although it may happen. Rather direct mail campaigns take time and repetition. Send out the mailing month after month until you have accomplished your goal. You should expect for every 10 mailers you send out you will get 1 lead; and 20% of those leads will result in listing or Buyer client
It is all a numbers game; just like any other lead generation program. If you have a system and do the work required to implment a direct mailing campaign; the leads and sells will follow.
